Distances between the mall, the golf clubhouse, the schools and the outer villa clusters are driving distances rather than walking ones; the internal road network is deliberately indirect to keep through-traffic out; and several sub-communities have gated entries where the correct gate is not the nearest one on a map. The estate's main advantage is that it avoids the Sheikh Zayed Road interchanges entirely for most destinations, so evening journey times inflate less here than they do in Barsha or Marina.
